Ferris, TX – Located just twenty miles south of Downtown Dallas, the City of Ferris is poised for significant transformation following the announcement of a groundbreaking partnership with Cawley Partners, a major Dallas developer. This collaboration comes as Ferris continues to grow, bolstered by a recently approved bond package for a new school.
The ambitious development plan focuses on a 5,200-acre tract, formerly used for cattle ranching and hay production, known as South Creek Ranch. This acquisition marks Cawley’s largest in years, and city officials believe it will radically reshape Ferris and its surrounding areas.

Tim Keith from Cawley Partners outlined the strategic advantages of the location, noting the significance of I-45 and the forthcoming Loop Nine in facilitating the development of a commercial park and data centers.
Local business owner Birdgette Smiley echoed the sentiment, remarking on Ferris’s evolution from a quiet town to a vibrant community ready for growth. The new project is expected to introduce 5,000 residential homes, bolstering the town’s already doubled population over the past five years and generating new commercial revenue, which could potentially lower property taxes for residents.
